Most budget overruns in interior projects do not come from luxury upgrades. They come from things nobody priced at the beginning: a wall that needed repair, extra electrical points added halfway, or a finish upgraded in a hurry. A clear plan before work starts is the cheapest way to avoid all of it.
Start with priorities, not a number
Before you fix a total, list what matters most — storage, a kitchen that works properly, good lighting, a particular look for the living room. Rank them. When costs need trimming later, you will know what can be simplified and what should not be touched.
Know where the money goes
- Carpentry and storage — modular kitchen, wardrobes and TV units are often the largest part of the budget.
- Hardware and fittings — hinges, channels and handles look like small items, but they decide how long everything works smoothly.
- Execution work — false ceiling, electrical and plumbing.
- Finishes — paint, laminates, veneers and lighting.
- Furniture and soft furnishings — the easiest part to phase over time.
Ask for an itemised BOQ
A BOQ (Bill of Quantities) lists every item with its quantity, material and rate. It lets you compare quotes fairly and see exactly what a change will cost. If a quote is a single lump-sum figure, ask for the breakdown before you sign.
Keep a contingency
Set aside roughly 10% of the total for the unexpected: hidden wall damage, a change of mind, a material delay that needs a substitute. If you do not use it, it is simply savings.
Where to spend and where to save
- Spend on the base material of carpentry, good hardware, and anything hidden inside walls — it is expensive to redo.
- Save on loose furniture, decor and accessories. They can be bought or upgraded later without touching the structure of the home.
A quick pre-signing checklist
- Do I have an itemised BOQ with brands, grades and thicknesses named?
- Is the scope written down — what is included and what is not?
- Is there a payment schedule tied to work milestones?
- Have I approved the 3D design and layout?
- Do I have a contingency set aside?
